Garden Room Construction
You do not normally need to provide a concrete base for your new Oeco garden building. To save you the expense and inconvenience of providing a complete level concrete base, we use specially designed, concrete pad foundations with heavy duty steel feet. The concrete pads and steel feet are positioned at specific intervals to completely support the timber floor carcase. The steel feet can be adjusted to suit the individual needs of the building or site conditions. This means we can install our garden buildings onto flat or uneven surface. Your garden building is raised off the ground to allow a vented space underneath. This ensures that the structure will not be affected by rising damp.
Traditional Timber Walls & Floor
All our garden buildings are manufactured using traditional timber walls and floor. The walls and floor are constructed using heavy duty solid structural graded timber frames that carry the load of the building. The walls and floor are manufactured using C16 (British Standard) graded structural timber. The 150mm (6 inch) floor timbers are pressure treated and impregnated with Tanelith E wood preservative. Tanelith E pressure treated timber protects against fungal (rot) and insect attack to ensure a long life service. The high grade structural timbers are obtained from well managed, substainable forests.
Roof Panels & Insulation
Our garden room, office or studio roofs are constructed using an interlocking metal roof panel system. Each interlocking metal roof section conprises External colour polyester treated metal skin, rigid thermal insulation core, internal powder coated metal skin, plasterboard and plaster skim. The double metal roof panel is sandwiched with thick rigid thermal insulation. The highly insulated trapezoidal interlocking roof panels span the single pitch, with a 4- 5 degree fall from front to back. Our larger models incorporate an internal solid wooden beam to support the longer roof panels. The edges of the roof panel system are additionally covered with timber cladding.
Room To Breathe
The timber walls are wrapped in an insulated waterproof breathing membrane. This breathing membrane acts like a one way valve and allows natural moisture to escape out of the building - but prevents moisture from entering the building. Our buildings additionally incorporate double vented timber walls allowing air to circulate, enabling the structure to breathe. The first vent allows air to circulate between the outer timber cladding and the breathing membrane. The second vent allows air to circulate between the breathing membrane and the internal Kingspan rigid thermal insulation panels.
Wall & Floor Insulation
To exceed the recommended U-values for building regulations and to provide a truly habitable outdoor garden room all timber walls and floors are insulated using 100mm (4 inch) thick Kingspan rigid thermal insulation panels. Kingspan is the market leader and its products are the most thermally efficient and technically advanced insulation products available today. Although Kingspan rigid thermal insulation is the most expensive form of insulation on the market it has many advantages and increased insulation values when compared to alternative forms of insulation such as mineral or animal fibre. A Kingspan 100mm (4 inch) thick insulation panel is equivalent to approximately 300mm of mineral or animal fibre. In addition by using the Kingspan solid insulation panels your building will not suffer from attacks by mould, fungi, mildew or vermin.
Western Red Cedar Timber Cladding
The exterior timber cladding offers a natural attractive finish to the exterior and provides the main protective layer against the elements. The timber cladding combined with the air cavities and internal Kingspan insulation also acts as an additional insulator. All our timber cladding is supplied in superior tongue and groove (T&G) format to ensure complete water tightness. All garden room prices include the Scandinavian Redwood Tanelith E treated timber tongue and groove cladding as standard. In addition to the Scandinavian Redwood we can also offer you a number of different exterior cladding options. We can also supply any of our garden rooms clad in following timbers: Thermowood, Siberian Larch and Western Red Cedar.
Oak Grain PVC-u Patio Doors & Window
Each Oeco garden room is fitted with 2 x patio doors, 2 x patio fixed windows and 1 x picture window. The position of the patio doors, patio windows and picture window (and any additional windows required) is at the discretion of the customer. All doors and windows are supplied double glazed with PVC-u oak wood grain effect on the outside and white on the inside. All doors and windows are fitted with low-E solar, energy efficient insulated Planitherm clear glass as standard complete with warm edge super spacer bars.
Each door and window has been designed and tested to achieve the highest levels of security. The patio doors are fitted with the award-winning Yale high security multi-point locking systems to give your garden room maximum protection and to satisfy the requirements for your home contents insurance cover.
Internal Plastered Walls
Inside all our garden rooms you will find traditional plaster boarded and skimmed walls and ceilings. A professionally plastered wall gives a warm, elegant surface finish and will also help with sound insulation. A traditionally plastered finish provides additional insulation and contributes to improved energy efficiency.
The internal timber floor structure is completely covered in a 22mm thick industrial grade moisture resistant tongue and grooved timber floor boarding. The 22mm thick timber flooring creates a solid foundation for any additional floor coverings. As standard your garden room will be fitted with an oak effect laminate wooden floor.
Electrics, Lighting & Heating
All garden rooms come supplied and fitted with a comprehensive electrical package comprising power sockets, lighting and heating. The wiring is concealed out of view inside a special PVC-u skirting and trunking system. We will also install a consumer unit to control the power coming into your garden room In addition to the consumer unit we will install 4 x 13amp double sockets, a wall mounted (timer and thermostatically controlled) convector heater and lighting tacks complete with spotlights. The sockets, heater and lights are all supplied in a brushed stainless steel finish. All that your electrician needs to do is run power from your house, typically with an armoured cable, and connect to the consumer unit.
Once the building has been completed our construction team will ensure that your garden room is cleaned. The outside construction area will be left completely clean and tidy and any rubbish will be removed. You will then be handed the keys to your new garden room.
